Are Homes Selling Faster in Northern Nevada? A County-by-County Look at Q3 2026

by Whitney Myer Arroyo

Yes, in most counties. In Sierra Nevada Realtors' third-quarter report, homes went under contract faster than a year ago in five of the six counties it covers, and median sales prices rose in all six. Mortgage rates have climbed since then, so the next report will be worth watching.

How did Washoe County do?

Washoe County, the region's largest market, saw its median sales price rise about 6.5% compared with Q3 2025, and homes went under contract eight days faster. Sellers also received a little more of their list price on average. These numbers do not include Incline Village.

Which county sped up the most?

Carson City, by a wide margin. Homes there went under contract in 17 days, down from 41, and closed sales rose by more than 30%. The median price barely moved. More homes sold, and they sold faster, without a big jump in price.

What about Douglas and Lyon counties?

Douglas County went from 40 days to 31, and its median price rose to $695,000. Sellers there received 98% of list price, up from 96.8%. In Lyon County, homes went under contract in 22 days instead of 33, and the median price rose to $424,000.

Do the smaller counties tell the same story?

Not exactly. Churchill County's median price rose from $380,000 to $437,500, but it had fewer closed sales, 76 compared with 85. Storey County's median jumped from $367,500 to $537,500, but on only 22 sales, so a few homes can move that number a lot.

What do higher mortgage rates mean from here?

Freddie Mac's weekly survey had the 30-year fixed rate at 6.69% in early August and 7.40% on October 15, compared with 6.27% a year earlier. That is 0.71 points higher than in early August, so we'll be watching the next report closely.

What does this mean for buyers and sellers?

SNR's 2026 president, Garrett Lepire, puts it simply: buyers are still finding ways into the market, and sellers still need to get the price right. We'd add that the story changes from county to county, so an average can't tell you how your own street or price range is doing. If you're buying, it helps to have your numbers ready before a home you like comes up, especially with rates higher than they were in August. If you're selling, a good starting price matters. Homes in Washoe and Douglas counties sold for 98% or more of list price this quarter.

Where are you in the process? Whether you're thinking about selling this winter or just keeping an eye on prices, message us and we'll look at your street, not just your county.

Whitney and Jordan recently helped us purchase a new home, and I can't express enough how wonderful they were to work with!! They were incredibly communicative every step of the way, helped us with our negotiation strategies, and booked all of our inspections and appointments to keep things streamlined. We were able to close quickly and pay less than the asking price using their advice and know-how. I would 1000% recommend them to anyone looking to buy or sell a home, we'll be clients for life!
